Why a pre-sale valuation?

Real estate agents compete for business from the viewpoint that most people planning to sell their property are looking for an agent who can sell their property for a premium price or above market value.  When agents quote estimates of likely selling price, they often encourage people to focus more on their selling skills, marketing ability and market reach and less on market facts.

Many real estate agents fear missing business if their opinion is too conservative  and will demonstrate their confidence in the property by focusing on their ability to achieve the highest price possible.  In NSW it is common for real estate agents to quote estimates of selling price in a range of 10% which is permitted by the Office of Fair Trading.  Another issue facing real estate agents is the fact that the majority of people selling their property believe or hope that their property’s value is higher than what may realistically be achieved due to their emotional connection with the property.  That emotional connection may not relate in dollar terms to a potential buyer.

Professional Auction Bidding Service

Should you require assistance with securing your property of choice at auction, Stone Property Valuations can represent you at the auction and bid on your behalf after completion of relevant auction bidding authorities.  This involves payment of an attendance fee prior to the auction.  A success fee is payable afterwards in the event of success at securing the property.
